Founded by a small and responsive team with a history of successful and profitable investments, Iviron has developed an extensive track record in distinguished residential, hospitality, vacation ownership, and mixed-used property developments representing more than $4.5B in aggregate transaction value across more than 20 discrete projects.

In addition to its investment activities, Iviron provides institutional-quality asset management and portfolio oversight services to select partners. This includes hands-on execution, operational oversight, and enhanced reporting and analytics across complex real estate investments, with a focus on driving performance throughout the full investment lifecycle.

While Safanad principals retain full ownership, control, and discretion with respect to all investment activities and decisions, this capability is reflected in Iviron’s engagement by Safanad to provide asset management support across a diversified real estate portfolio, further expanding Iviron’s role as an operating partner to institutional investors.

We employ a long-term approach, investing in projects where our experience and network can be most valuable, including:

• value-add development
• asset repurposing or repositioning
• adaptive reuse projects

We partner with high-quality local, national, or international developers and investors as well as other real estate “content” providers such as hospitality brands, cuisine platforms, health and wellness firms and amenity partners on a proprietary basis.

We make direct investments across the capital stack, typically in the form of LP or Preferred Equity and in certain circumstances Co-GP Equity and Mezzanine Debt.

We are financed by our partners, high net worth family offices, and primarily clients of Guggenheim Partners Investment Management, with whom we have maintained a more than 10-year exclusive relationship.

We build personal, long-lasting, and highly productive relationships as the hallmark of our approach, and seek solutions and alignment where others may focus on leverage or conflict.
